There are several rate and rule settings that can be configured for each property. These are accessible from the Rates/Rules tab of the property edit screen.

Rate Settings

Navigate to the Rates > Rates Settings tab of the property edit screen...

  1. Weekly Rates - Enable/Disable weekly rates.  Note that most channels no longer support weekly / monthly rates, so this setting is limited to use on on your website only.

  2. Monthy Rates - Enable/Disable monthly rates.

  3. Per Person Rates - Enable/Disable per person rates.

  4. Total Guests Calculation - Include or exclude children when calculating the total guests for a reservation.

  5. Require Guest Names - Enable/Disable. This will require names for each guest at the time of booking for direct bookings. Note that channels do not support this feature.

  6. Require Guest Ages - Enable/Disable. Requires that each guest age be entered at the time of booking. Not supported by the channels.

  7. Require Guest Emails - Will require a email address be kept on file for each guest. These are entered at the time of booking, for direct bookings only. This is not supported by the channels.

  8. Rate Calculation for Partial Week / Month - Select how you would like to calculate the rate for a booking that spans a partial week/month. You can use the nightly rate or prorate the weekly/monthly rate.

  9. Rate Calculation for Multiple Rate Periods - Select how you would like to calculate the rate for a booking that spans multiple rate periods. You can choose to use the higher rate, the lower rate, or prorate each rate.

  10. Monthly Rate Month Length - Sets the length of a month for your monthly rate calculation. Options are 28 days, 30 days, or the reservation start day month length.  The reservation start day month length allows for some flexibility for monthly rentals.  If the rental starts on the 1st day of the month and continues for the next 3 months,  the system will take into consideration how many days are in the month when calculating a month's stay (if monthly rates are enabled).  When a reservation starts on any day other than the 1st of the month,  a month is considered to be 30 days.

Rule Settings

Navigate to the Rates > Rules Settings tab of the property edit screen...

  1. Arrival Day Rules - Enable/Disable a specific arrival day requirement.

  2. Departure Day Rules - Enable/Disable a specific departure day requirement.

  3. Max Night Stay - Sets a maximum length of stay for the property.

  4. Minimum Stay Availability - Choose how you would like to handle situations where the available nights are less than the required minimum nights for that time period. You can choose to ignore the minimum night rule and allow the booking, or enforce the minimum night rule and not allow bookings in this situation.

  5. If you choose to ignore the minimum night rule and allow the booking, you can specify how many nights must be booked to accept the reservation.

  6. Arrival/Departure Day Availability - In the same scenario as above, choose if you will allow guests to arrive/depart on different days of the week if the required days are not available.

Notes about Max Night Stay

While a minimum night rule can be customized for each rate period, the Max Night Stay rule is global and will apply to all rate periods for the property. So for example, if you set the Max Night Stay rule to 30 nights, that will be the maximum length of stay for the property under any circumstances for all seasons and rate periods.

Notes About Rule Settings

  1. The minimum night rules in place on the arrival day are enforced for the entire reservation.

  2. Departure day rules are based on the rule applied to the departure date, not the arrival date.

Also pertaining to arrival and departure day rules, there may be a series of dates in a given year, where you wish the date to be "closed for arrival" and/or "closed for departure".  For example, Christmas.  Many property managers do not want arrivals or departures on Christmas day.

Setting dates closed for arrival and / or departure can only be done within the visual rates tape. More information on the visual rates tape can be found here.
